Every clean-and-seal is a full process, not just a coat of sealer:
- Pressure wash & rinse.
- Treat organic growth (algae, mold) and any staining.
- Re-sand joints — ASTM C-144, wet-sanded / hydro-compacted for a fuller, harder joint.

DIY vs. professional — the real math
For a typical 500 sq ft patio, DIY materials and rental run about $290–$580 (estimated from 2026 Home Depot / Lowe’s retail); the professional job runs about $750–$875 all-in. But the gap isn’t just labor:

Solids content is the film-forming resin left behind — more solids means a thicker, longer-lasting, breathable coat that survives Florida sun and humidity. A box-store seal often stops looking sealed within 9–12 months.
Cleaning matters too. Sealing over a surface that isn’t fully clean traps dirt for good. Cleaning is done by water flow (GPM), not pressure (PSI). We run a 5.5 GPM professional rig with a surface cleaner; a typical rental moves ~1.5–2.5 GPM and under-cleans the surface a homeowner then seals over.
