What’s included in the price
Every clean-and-seal is a full process, not just a coat of sealer:
- Pressure wash & rinse.
- Treat organic growth (algae, mold) and any staining.
- Re-sand joints — ASTM C-144, wet-sanded / hydro-compacted for a fuller, harder joint.
- Seal — flood coat plus top coat of ICT Ure-Seal H2O.
What moves your price
- Square footage — larger jobs, lower cost per foot.
- Surface condition — heavy staining, mold/algae, or efflorescence adds cleaning.
- Re-sanding — depth of failed joint sand.
- Failed sealer present — must be stripped first ($1.25/sq ft).
- Repairs — sunken or loose pavers, edge restraint.
- Finish choice — Ure-Seal H2O Gloss / Natural / Mid.
DIY vs. professional — the real math
For a typical 500 sq ft patio, DIY materials and rental run about $290–$580 (estimated from 2026 Home Depot / Lowe’s retail); the professional job runs about $750–$875 all-in. But the gap isn’t just labor:
| Sealer tier | Typical solids content |
|---|---|
| Box-store / consumer sealer | ~12–15% |
| Professional-grade acrylic | ~30% |
| ICT Ure-Seal H2O (what we use) | ~45% |
Solids content is the film-forming resin left behind — more solids means a thicker, longer-lasting, breathable coat that survives Florida sun and humidity. A box-store seal often stops looking sealed within 9–12 months.
Cleaning matters too. Sealing over a surface that isn’t fully clean traps dirt for good. Cleaning is done by water flow (GPM), not pressure (PSI). We run a 5.5 GPM professional rig with a surface cleaner; a typical rental moves ~1.5–2.5 GPM and under-cleans the surface a homeowner then seals over.
The honest verdict: DIY saves roughly $200–$450 in cash, but risks hazing, streaks, and uneven sheen with no warranty — and a failed DIY seal costs $1.25/sq ft to strip and redo, often pushing the true cost past the professional job. DIY makes sense on small, newer, clean surfaces; a pro is the safer value on driveways, pool decks, and faded pavers.
